+ Are You Eligible?

In order to find out if you qualify for our short sale services, answer the following:

  • Do you currently owe more than your home is worth or the same amount that your home is worth?
  • Are you experiencing significant financial hardship?
  • Are you currently unable to make your mortgage payment or will you soon be unable to make your mortgage payment?

If you answered “YES” to any of these questions, you are more than likely eligible to begin the short sale process.

+ How Much Will You Have to Pay?

This is the really good news -- you will never have to pay a penny for the services we provide. Our fee is paid by your mortgage company. In addition, 75% of our clients receive up to $10,000 in relocation money from their mortgage company.

The Process

  1. We’ll discuss your current real estate situation and sign a representation agreement allowing us to speak to your lender on your behalf.

  2. We’ll help you put together a required short sale package for the lender which includes: 

    • Tax returns for the previous two years

    • Paycheck stubs for the previous two pay periods

    • Bank statements for the previous two months

    • A letter of hardship outlining your inability to pay your monthly mortgage payment

  3. Upon completion of your short sale package, we’ll apply to your lender for short sale approval. 

  4. Upon approval, our real estate professional will visit your home, speak with you in person, and discuss our plan for your home’s short sale. 

  5. We will request the following from your lender to be completed on Closing Day:

    • A deficiency waiver stating that you have satisfied your financial obligations to the lender.

    • Relocation money to help you begin your new life post-short sale.

  6. On Closing Day, we’ll be by your side to ensure that all of our agreements are in place and you can move forward successfully. 


Our Guarantee

  • You’ll never have to pay for our services. We are paid by your lender on Closing Day.

  • We’ll provide an expert real estate professional who knows your neighborhood and will personally meet with you to discuss the plan for your successful short sale.
